My husband and I are attempting to buy our first home in Los Angeles - we all know that home buying is stressful in itself...but if you`ve ever gone through the home buying process in ANY other state than CA and then have the luxury to go through the process in LA...amplify that stress by 500! Even more so for us, little guys going up against all-cash buyers, flippers, and those who can afford to be much more competitive in the game of real estate. Let me tell you what a nice change up it was to have something in this process be anything BUT stressful. Our inspector Garett M. has been down to earth, honest, efficient, and just an all-around excellent guy. We wouldn't recommend anyone but this guy, and should I ever need an inspector again...he is definitelygo-to our go to. Awesome and great job, G! Thank you for everything!!!

Prepared A Pre-Buy Inspection Of My House. Now As The Repairs And Innovations Are Coming To A Conclusion On That Property, I Would Say Garrett Spotted At Least 90% Of All Major Damaged On The Property And The Rest Were Only Discovered When Hedges Were Removed And Walls Demolished. We are in the process of purchasing a home, and Garrett came out to inspect it for us.
Garrett knows his stuff, and I was particularly impressed with the fact that he spoke to me directly and respectfully. This should be a given, but unfortunately, not all of the inspectors and workers with whom I interacted in the process of purchasing a home did so. Several of the other people who came addressed my real estate agent even though I was the client, not my realtor, and even though I was standing right there and asking questions as I was the one with a vested interest in the results, not my realtor. In a word: sexist. But not Garrett and not any of the inspection subcontractors he brought with him. All of his guys were thorough, professional, and respectful. One of the other benefits of going with this outfit is that you don't have to call around and make separate appointments with each type of inspector (e.g., I need the sewer looked at and Garret brought someone from Williams out with him, I needed chimney, and he brought a chimney guy, if you want mold tests, they do this too). And they are there just to inspect and to try to not sell you repairs under the guise of being inspectors. The only thing they didn't do is termites.
I also appreciated Garret's report and the fact that there are pictures with concise descriptions on them showing exactly where everything is so that after we move in, I have an easy reference for a handyman or contractors to go and fix all the little details. It's also useful because when you move into a house, the location of important things like fuse boxes and A/C controls may not be immediately apparent, and rather than hunting for them, I can just find them on the report.
Garrett was on time--in fact, he was there earlier and already inspecting the roof when I arrived.
Of course time will tell whether anything significant was missed (which would necessarily reflect poorly on Inspection Pros because there are things that come up that you would only notice if you were tearing down walls or doing super invasive things). They also will provide you with a homeowner's manual, although they put a 40 cent stamp on it, and I had to run around the house scrounging for change to cover the rest of the postage because my mail carrier told me if I wanted it, I'd have to give him 2.10--so maybe they could just hand this out at the inspection to save on mailing costs. But I would recommend them to anyone, and we were very happy with the inspection experience (which can not be very stressful).

They explained what they were going to do and the process. After they completed their work, they briefly verbally explained the highlights of their findings and submitted their report within 24 hours. The report they submitted was very detailed. I especially like the summary at the end of the report so you don't have to read the whole report.
