Here's a list of our inspection services. Feel free to ask us about additional types of inspections. We perform all of our inspections according to the Inspection Standards of Practice of InterNACHI and CCPIA.

We follow comprehensive Residential Standards of Practice established by InterNACHI. This means that we will inspect the visible and accessible structure, systems, and components of the home, inside and out, from the foundation to the roof, using the latest tools and technology.

Any of our specialty inspections can be added to a home inspection. Details about them can be seen in the services section of this website. Package pricing is seen in the scheduling section. This can save time, and money, when booking your inspections.

Following our evaluation, we will compile our findings in an easy-to-read report, which will include detailed descriptions and photos of any issues we’ve discovered. We will deliver your report within 24 hours, and our job isn’t finished until you understand everything in it.

85 units Multi-Family Complex in West Covina

A Multi-Unit Inspection is an inspection of a property that has two or more units. It is like a regular home inspection because every item in each unit is often inspected.Having each unit inspected is very important because the systems in each unit are used differently by the changing tenants over the years.

 

Most of our investor clients include sewer line, mold/moisture or other specialty inspections at the same time as the physical inspection. This saves time by only having to access each unit 1 time.

 

Our inspections allow an investor to understand the current condition of the property, as well as budget for expected upgrades and repairs as needed.

The technical term is 'Sewer Lateral Inspection.' This is the process of using a camera to internally inspect the line from the sewer access point to the city connection. This is commonly done through an access point at the front or side yard. Occasionally this may involve accessing from the roof, a pulled toilet, or, the crawl space.

The real purpose of this inspection is to determine the condition of the interior surface and connections of the sewer line. The purpose 'IS NOT' to reach the city connection, though that is the preferred outcome. Roots, shifting, or damaged pipes can all be seen through a sewer camera and this is often some of the best insurance when buying a home.

Any property inspection should involve a sewer line inspection with a video that you can review later and send to contractors to get bids if needed. We do not do repairs ourselves so our opinion is unbiased.

A Level I chimney inspection includes a visual check of the fireplace and chimney without any special equipment or climbing up on the roof. The inspector will check the chimney and accessible flue with a flashlight, look for damage, obstructions, creosote buildup/soot, and tell you if the chimney requires sweeping or maintenance/repair.

A Level II chimney inspection starts with the visual check and ends with the inspection of the interior of the flue with a CCTV camera. This is the only possible way to assess the condition of the system in areas that are not visible from the fireplace opening or the exterior.

A Deck Inspection is an important step in ensuring the safety of your family and your home. If a deck is deemed unsafe from underneath, the inspector should not walk out onto the deck to inspect decking, handrails, etc. The inspector should stop and report the safety issues.

Moisture meters can help to detect and quantify the amount of moisture actually in building material. This works well with a thermal imaging(infrared) camera to check much larger areas and isolate areas that may be a concern.

 

As part of this process assess the building envelope. This is the roofing and exterior surfaces that keep the moisture out. We will make recommendations on needed repairs or maintenance.

We use a moisture meter to check areas around plumbing pipes, air conditioning units and ducting, bathroom toilets, and showers, and wooden components near or in contact with the ground surface.

 

Appliances may cause water leaks or cause condensation problems that may result in elevated levels of moisture.

A professional inspector with a moisture meter and thermal imaging camera is equipped to find the source of moisture and water problems in a building. Once discovered, all moisture intrusion problems must be immediately corrected before mold growth develops.

Our home inspection includes the furnace inspection service. We will inspect your furnace, identify potential issues, and provide you with a report of the findings.

During our furnace inspection, we will check for any signs of wear and tear and make sure your unit is operating as it should. We'll check the air filter, ducting, blower, and all other components of the furnace to ensure it is working properly.

We'll also offer recommendations on any repairs or maintenance that may be needed. Your safety is our top priority, and with our furnace inspection, you can have peace of mind knowing that your furnace is running safely and efficiently.

 

Air conditioning systems are usually connected to the heating system, though occasionally they are installed separately. These systems are constantly being improved upon and made more efficient. If the home has a very old system, the upgrade may make sense financially due to energy cost savings.
